My wife and I have been house shopping now for nearly a year. I will admit that we are probably a couple of the worst tire-kicking, window-shopping people in the world. We feel it is important to not make hasty decisions, especially when it comes to a six figure investment like buying a home. After speaking with multiple real estate agents and viewing a myriad of homes, I have found what really adds value to a home. If you are interesting in increasing the value of your home consider using these improvements:
Add a Bedroom or Bathroom
This is no big surprise, but investing the money to add another bedroom or bathroom is a great way to add value to your home. According to an article in the Baltimore Sun, the average difference in cost for a three bedroom home in comparison to a two bedroom home was about 35%. In Baltimore that’s a difference from $183,000 to $246,000.
A Finished Basement
One of my favorite ways to add value to your home is to finish the basement. Get walls and ceiling sheetrocked and textured. Then, laying down some simple flooring will help make the basement more attractive and inviting. My personal favorite look for basement flooring is the epoxy flooring. It’s sleek, attractive, and will last longer than carpet.
A Functional Garage
In an article from Bankrate.com a “regular-sized garage” will add about 13% value to a home. That’s pretty significant. The article also says that, “...garages add square footage to the household. Organizing and otherwise improving the area so that it’s better utilized… directly affects the total value of a property.” To accomplish this I recommend looking into garage shelving or cabinets that will increase your garage’s capacity to store various items. It is also recommended that you add slip and skid-free flooring. Bakerate.com says that getting a professionally-installed, customized garage system will earn you a 40-60% return on investment.
